Stamp Duty

My son and girlfriend want to buy house. She has previously been a first time buyer and did not have to pay stamp duty. He has been told because of this he cannot claim this benefit as a first time buyer himself. Does anyone know if this is correct?

Unfortunately yes ... the only way round this would be for your Son to purchase in his own name.

    Hope this helps

(a bit OT as relating to bank, not stamp duty)
When me and my gf moved into a house together, we were allowed a FTB mortgage rate by the bank even though I wasn't a FTB but she was. I don't think that there are many FTB discounts around any more though.
(we bought when the lower stamp duty tier was removed)

How a lender treats you for a mortgage is completely different to the SDLT issue.

If you've ever owned a property anywhere in the world, you are bound to pay.

The only option, as HH says, is for the son to buy in his sole name if he can afford to do so without the partner's income. Alternatively, search for "SDLT Disadvantaged Area exemption."
