Buying a second property with a partner

Hi all.
I was wondering what is likely the best LTV in the market I can achieve based on the following:

- i have a mortgage in my own name for about 15 months; am UK resident
- i have a partner who has leave to remain in the UK through a partner visa
- we are interested in buying a new property which would be let out to a third party
- not selling my existing property

Would 'we' get a better LTV (90%?) if she bought the property in her name only (i would contribute some of the deposit) based on these circumstances or does her having a partner visa with me mean that this would be seen by the banks as a second property for both of us? I assume that if so, we would be facing a much lower LTV e.g 75/80%

    The higher deposit needed will be a function of the purpose the property will be put to.

    If she intended to live in it you might get a 90% mortgage. However, as it is to be let, a BTL product will be more like an 80% max of the property value, possibly less, depending on the rental income.
