mtge on two rates which to pay first

Hi 1st time poster looking for some guidance.
I Have a mtge of 80k on Halifax svr of 3.5%.
I took out some extra borrowing of £24k at 4.99% fixed for 3yrs.
The term is 35yrs.
Am aiming to take the mtge back down to the original £80k in the next two yrs so was hoping if you lovely ppl would be able to point me the right way.
have contacted Halifax and am told can OP on the 3.5% without penalty(sp?) but there is a penalty on the fixed rate if I overpay more than 10%.
Hope it all makes sense thanks in advance.

So start off with the 4.99% part and overpay the 10% allowed asap.
Then contact Halifax and ask " Can I reduce the term of my fixed rate mortgage " As long as you dont clear the 4.99% part before the 3 years are up you should have no ERC,s to pay
They can only say NO
If not plan B is to pay off 10% and then as much as you can afford off SVR part0
