As it was new in 2000 one would have expected the price to be relatively higher to reflect newbuild premium. If the £173K house is exactly the same as yours what does the calculator say for that one. Almost £20K difference in prices in a declining market is interesting.

  • I did some more searching and found the following:

    We're number 63 (terraced) - 23/3/2000 newbuild, sold for £83,950 - calculator says value in 1991 was £46,664 - band B; 26/4/2004 sold for £154,995 - calculator says value in 1991 was £51,784 - band B

    To the left of us number 61 (terraced) - 31/3/2000 newbuild, sold for £83,950 - 1991 value £46,664 - band B; 4/9/2009 sold for £154,000-1991 value £44,623 - band B; 23/08/2011 sold for £167,000 - 1991 value £44,096 - band B

    To the left of us number 65 (end of terrace but exactly same size) - 31/3/2000 newbuild, sold for 84,950 (1K more because it's end of terrace?) - 1991 value £47,219 - band B; 11/4/2003 sold for £156,995 - 1991 value £57,974 - band C; 11/12/2009 sold for £173,000 - 1991 value £48,814 - band B

    Think it's still worth trying...
