Arrnagement fee for switching mortgage to allow letting

Hi all

My wife moved out of her house and into mine in December 2009 and we have rented her house out since then. She is 100% sure she informed Santander (mortgage) that this was happening.

We are now in the process of selling her house and we have recently married and her name has changed (as has her address). She phoned Santander to ask them to update her name and address as these need to match her current ID to sell the house.

They have said that they have no record of her renting the house out and have asked us to fill in a questionnaire regarding this and warned us there is likely to be an arrangement fee in order to go ahead with the letting.

Is there anything we can do/say in order to try and minimise the fee they charge us? We can't afford to lose anymore off the deposit we have saved up! My wife knows she should have got the ok from Santander for the letting in writing originally.

Any advice and info on possible fee we may be charged would be very much appreciated.

  • I am afraid I don't know what fee they will charge you, but more importantly I hope she has been paying tax on the income otherwise you will have more important things to worry about than how much Santander charge you and I hope that she got the right buildings/contents insurance for the property i.e lettings insurance.
  • Tax & Insurance are fine..... Just trying to get an idea of the possible admin fee they have mentioned.

    Give them a call.

    One issue you face is that any buildings insurance will be invalid without approval to let.
