I there I am trying to get in touch with all the people who have been victims of Acenden/SPPl/Capstone/Preffered/London mortgages etc. Because I am also a victim of SPPL/ Acenden and have managed to get in touch with a guy called bill from shelter who is very interested in hearing from people who have been treated unfairly by these vultures and also to contact a lady called cynthia O'Murchu at the Financial times as she is interested in doing a story.People can remain anonymous if they wish so please contact them with your experience. The more people we get to do this the more chance we have of stopping their dirty tricks and bringing them into the headlines.

I am intrigued, What exactly have they done wrong ? I have never heard of Acenden but can only assume they bought a mortgage book from either SPML etc, as for the others they were all predominantly operating in the Sub Prime arena, Capstone have taken over many Spml mortgages. The terms and conditions of any mortgage will remain the same as when they were first offered, as for their dirty tricks etc you would need to elaborate, thing is these lenders were the only option for lots of people especially if they had CCJ's, defaults, arrears etc and were the only route out, what you have to remember Sub Prime is what it is, on most occasions people would pick up CCJ's and Defaults through over borrowing and not being able to pay back what they borrowed, this lays at the doorstep of the individual and not the lenders, people overstretching themselves financially was common and money was being offered to people at reasonably low rates and they took it. The terms and conditions of any mortgage/secured lending contract are basically the same as that of a high street lender, if you cannot pay your mortgage who's fault is that ? If you lost your job then fair enough, however if it was a case of just not paying then it is the fault of the individuals who entered the contract. I am in no way defending these lenders as they were on the whole Last resort loans and mortgages for many people, lots of them were self cert where the whole of the household income had to be used to achieve the mortgage and each and every applicant will have signed to say that the amount of income was correct. A mortgage or a secured loan is a serious commitment and the terms and conditions are set in stone. If you talk to the lenders in times of difficulty such as loss of employment most including the sub prime lenders will be sympathetic towards the individuals concerned, however most people do not talk to the lender until it is to late and often after the Repossesion order has been issued, ie head in the sand syndrome, it is a sad reflection on our society that these people are losing thier homes, and yes more could be done to help people, but people should also endeavour to help themselves. In these days of 'Ambulance Chasing' desperate people will blame everybody else for their woes apart from themselves. Help has always been out there but help is often sought to late. As a broker i did very little in the sub prime sector as i recognised the dangers of these loans and could see that on the whole people would get into financial difficulty with them for the following reason, lots of these loans and mortgages were arranged to consolidate existing debts and on lots of occasions would save the household hundreds and hundreds of pounds on a monthly basis, often you would think that the individuals were now sorted and had learned their lesson of overstretching themselves, sadly this was not true and on many occasions people would not pay off their debtors and spend the money elsewhere. The simple fact with this kind of lending was it was fraught with danger for those reasons, basically they were loans and mortgages for people who really should not have had a mortgage in the first place, i know this sounds harsh but it is true, we have not seen the last of this hardship as rates are at an all time low and many of these deals are linked to LIBOR (London interbank offer rate) so the reversionary rates on these deals are now falsely low, and i bet people havent been overpaying with what they are now saving, when rates rise, and they will, then this sector will in my humble opinion go into meltdown and repo's will rocket. To conclude if people are in difficulty or forsee difficulty contact the lender in the first instance, talk to a broker, talk to CAB, or even your local councillor or MP, but DO NOT STICK YOUR HEAD IN THE SAND.I am a Mortgage Advisor. Firstly if you have no idea who Acenden are why on earth are you commenting on my post? Why would you waste your time defending a company that you have never heard off?
However,I will politely answer your question. I have not listed what Acenden has done wrong because I do not feel the need to waste my time listing the volumous amount of complaints people have against this company. People who have heard of Acenden are usually the victims of these vultures and do not need me to point this out to them.
I suggest you read the facts about this company which are all over the web this may enlighten you a little and possilby open your eyes to what goes on in the real world, and that it is true that families are being evicted from their homes unlawfully. What I am saying is manufactured arrears to repossess peoples homes. Do you understand now where I am coming from here???
Regardless of what ever type of lender they are they should not be able to get away with what they have been getting away with for years. People should not be treated differently just because they have a sub prime mortgage the rules should still be the same but obviously they are not.
Just one last question for you why is it that Kensington,GMAC,Deutchbank, Redstone, etc all subprime lenders have been fined by the FSA and Acenden/SPPL have not?
Although their charges are far higher than the above and the way they treat their customers is appauling?

What is your problem I thought forums like this were for people to help each other am I wrong here in thinking that?
and what the hell has it got to do with you? you must be a very sad person to report my post as abuse, the only person abusing the forum is you! By actively abstructing anybody who is offering free help to people with problems.
I am sorry if anyone thinks that I am in the wrong here, but I am not going to apologise for trying to help people. I help anyone who is being treated unjustly by any company and if I can offer the victims of these companies a voice to bring these companies into the media spotlight then I will.
I am not here to make money or sell anything or promote any company or site I am just a kind, honest and genuine person who wants to see justice for everyone.:smileyhea0
