    Increasing volume of mortgage approvals -> increasing prices
    Decreasing volume of mortgage approvals -> decreasing prices
    Stagnant mortgage approvals -> ?

    It's a leading indicator, innit?

    Of course "stagnant" mortgage approvals means little change, which was in fact my point.
