10k in stamp duty? I thought stamp duty was 1 percent on properties under 250k?0

If you're talking about a £250k mortgage, the purchase price will be higher than that and into 3% stamp duty territory.
For example, £250k mortgage plus your £30k deposit means a purchase price of £280k and stamp duty of £8,400.I am a mortgage broker.
