How much did you pay to YBS for the valuation and survey? What's the purchase price of the property? As en example, a £150k purchase has a valuation fee of £265, with the fee for a valuation and homebuyer's report at £450. Chances are, if you've only paid in the £200s, you've only paid for a basic mortgage report and valuation.

I've checked the site and I've paid for the homebuyer/valuation survey at £500.I also have a receipt for them and they are documented as costs the mortgage offer.

Yes, you will. The lender will get a simple "Yes / No" valuation in respect to the agreed offer price.

The report should come directly to yourself from the surveying firm responsible. It can take a bit longer (5-10 days)

Contacted them today and youre correct, they have now sent me a form to fill out. They are also asking for payment to be included?I've already paid YBS the fee!
  • We did ours through YBS, who arranged it with the surveyors.

The surveyors did send us a a form which said 'we cannot release the survey until we received this form back'.

The surveyor sent the report directly to us.

To avoid any unneccessary delay, I would give YBS a quick call, ask to speak to the team responsible for surveys, make sure it is noted that you have paid but the surveyors are asking you for the fee before they will release the document.
