Coal report

Hi guys,
We have an offer from the Halifax for a 170k mortgage on a 200k house, and have gone through the searches with the solicitors, but today, we recieved the report from the Coal Authority regarding mines, which read:
Past: The property is in the likely zone of influence from 6 seams of coal at shallow to 920m depth, and last worked in 1935
Present: The property is not in the likely zone of influence of any present underground coal working
Future: The property is not in an area for whichthe Coal Authority is dertmining whether to grand a licence to remove coal using underground methods.
Mine Entries: There are no known coal mine entries within or within 20 metres of, the boundary of the property.

Is this report likely to affect the mortgage offer? it has been refered to them by our solicitor. Any help would be greatly appreciated

  • Only Halifax can tell you for sure, have you spoken to them?

    I would like to think not given that it hasn't been touched in 70+ years and no current plans but who knows with mortgage lenders at the moment!
    Thinking critically since 1996....

    It's the shafts, adits and entries bit which has the worst effect on a property valuation when they are in close proximity. That's a pretty standard report for a former mining area.

    Best bet is to forward a copy to your insurer. If they accept it at ordinary rates, you know it's fine.
