    The joys of being self employed! lenders have to base their lending on something, if you can get accounts produced which are bang up to date, they may use them, otherwise it will be the last set produced which could include figures from almost 2 years ago.

    Or as you say, get a job, and they will base it on your last payslip.

    You are asking for a 90% LTV mortgage. The banks are very very picky when given them out. I have found that recently anything at 85% is really scrutinised. I haven't done a 90% mortgage for a long time.

    You also say that you have had your house on the market for nearly two years, and that you are able to save £500 a month. You clearly haven't been able to do this. as you would have had an extra £24 for a deposit. You also still have £5k on credit card.

    Also - £500 a month for a car... Wow. I am not having a go. But you could easily save up a lot more deposit.

    Perhaps another lender would offer you a Mortgage. But finding one at 90% isn't the easiest thing to do. But I would try for another lender.

    I also think the Halifax rates are not the best anyway!
