There is no "might be available". Based on the information the OP has given,a 197k mortgage isn't possible so why you're suggesting it I have no idea!

They gave income details of £30k + £10k. On the affordability calculator of the second-largest mortgage lender in the UK, it's perfectly possible.

Where do you get the no working history from, with 3 years worth of payslips for hubby? No guaranteed income? Who has!? History of bad credit - sure. A while ago and they have a £30k deposit saved since then.

You don't know these people, neither do I. Why are you so keen to write them off?

In another post in another forum, the OP states they have started a job this month with no guaranteed income, and also working self-employed which would (as far as I know)

    i) fail the standard 2 years accounts for self-employed persons
ii) fail the 'have you been in a job for more than five minutes' acid test as the OP will not be able to provide even short-term evidence of any income

Therefore applying for a joint mortgage will be irrelevant as they would be declined?

Further reading reveals that the OP also stated her partner defaulted on an existing mortgage in 2008. Yet the next thread on states they bought a house in August 2011 and were asking about a boundary line. Now they are asking about getting another mortgage? After 2 months? I don't believe a word they are saying.

Well, pardon me for not searching for every post that someone has ever done before replying to the specifics of the query that they post. I answered on the basis of the information that was given in this thread, I failed to trawl the interwebz for their life histories.

    My bad.

You just got your figures wrong. Everyone makes mistakes.
  • Wow this has caused some discussion! As some of you have rightly pointed out, we only wanted an indication/opinions from personal (& professional) experience. Of course we know advice on this forum is not set in stone. We've got an appt sorted now at the bs & as stated in the op we will go smaller & cheaper if its safer financial.

To mp80 - I use this forum for friends & family too, my OH uses it too, theyre not all my posts. Most posts are actually my brothers who uses my computer at my house! I really do have better things to do than 'make up' questions as you suggest so perhaps you should think before judging others! I'm shocked how rude people can be behind a screen!

To everyone else, thank you for your input :)

It's called due-diligence. If your user name is a proxy for other people then how are we to make accurate judgements?
