Lost Mortgage Seeker-what's best?

Ok I am in fortunate position of being a mortgage free home owner.
I inherited some money which has sat in the bank and now I am thinking of buying -to let. Figure that might be a better option for now.
2012 sees my (misold - apparently can't claim as paid everything off) endownement maturing .
I would like a straight repayment with no penalties for early re-payment.
I have a hefty deposit and am looking to borrow in the region of 60,000
which I could potentially pay off next year.
London based .
General advise? Opinion

    If you could pay off the debt next year. Why borrow now?

    The market may well move in your favour by then.

    So you have a mortgage free property which you live in and some money in the bank earning little interest ! YES
    You want to become a landlord ? think you need some advice from a professional Accountant, Letting agent, buy-to-let lender first to make sure of all your facts before you buy
