Need 33 k as pay off

My wife and I are separating and
I intend to move out of our home in the next couple of months. We have agreed on a settlement figure but need to raise 33k on our joint owned house which is not mortgaged.
Its valued at 174k. Will we be able to raise the 33k on the strength of the equity in the property. Both of us are semi retired and although my wife can afford the repayments with help from her family we are worried that a lender will shy away.
Equity release is not an option we want to consider.
