Sole Application - partners financial history - all lenders?

My partner and I are linked by a household bills joint account only.

Is it true that when making a sole application there are some lenders that will take into account your partners financial history and some which think that it shouldnt matter?

I am of the latter thinking given that if the mortgage is in one persons name - they are wholly liable should they default on payments.

    Most will take your partners history into account? why shouldn't they if they are your partner?

    I assume from your question that they have credit "issues" ?

    From a lenders point of view it gets difficult, if they are your partner and living in the property, why should they not be on the mortgage? are they contributing in any way to the deposit? if they are, few lenders will permit that, as they would then have a claim over the property, which could outrank the lender.

    Are you shown as financially linked on your credit reports from the credit reference agencies? If you are then lenders will take your partner's credit history into account even if they are not applying for the mortgage.

    If not, then it varies from lender to lender. You should be able to find a lender who won't check your partner's credit history but they will be required to sign a form to state they have no interest in the property if they will be living there with you. A whole of market broker will be able to advise you on lenders who would be suitable.

    The mortgage was approved yesterday with Santander! They did not take into account my financial history - just my partners and he was sole applicant even though we are financially linked!
