Thanks for all your posts. It is so much clearer now. I will try and recommend as suggested by GMS that they write the letter confirming that it would be a gift and hopefully this will resolve issues.

Sorry if my post was not clear. The letter was in the response to toddler9's post.
In your situation the issue is that the deposit is not from an allowable source due to it not being a close relative. Thanks for all the subsequent responses, it has made the issue clearer to me as well now! As i was wondering if they were going to ask how we got a lump sum of cash from nowhere! We won't be going with Santander anyway, instead Natwest.
We were very clear with Natwest and the developer that the deposit is from our parents and they didn't say anything it was only the lady at Santander...0
