You presume all that will lose will have got lots of HPI and are not in negative equity.
It is easy to reverse the question what have you done to earn a cheaper house? It's a bit of a nonsense question IMHO.
It is the markets that dictates the price, nothing is down to "earning it", unless obviously it is down to repayment of debt.
You won't earn a cheaper house, you will get a cheaper house if market forces dictate and you can afford it.
Your certainly do come accross well as someone who openly and understandably want's prices to drop but is willing to also openly discuss the factors.

It's true that any previous HPI could counter any falls, however consideration needs to be taken for those that would be in negative equity.

Probably the best solution is if house kept pace with inflation, thus not ramping away, not risking negative equity and not losing "real term" value.

I guess negative equity can become a problem depending how far things fall, with that I get a feeling I have a good chance of going into NE myself if I buy while prices are still slowly declining. With that if you end up in NE nots not the end of the world, just live in it.

Yes the real end game is as said that houses slowly increase with inflation to keep housing the same cost in real terms.

With that I do still think they need to drop a little further (dependant on area, locally they don't need to).

In short I don't want to see a generation renting with a few 'lucky' ones mortgaged to the hilt to avoid renting, I don't want 95% falls and house givaways, I just want a state where a normal young working couple can afford a home reasonably while still having some money to pump back into the economy.

It is very refreshing to be able to discuss points with a poster who would be described as "bearish" that is open and willing to consider.

With regards the above bold section regarding NE, you are indeed very true in that for most, if the mortgage is still affordable they will continue to live in the property.

some seem to think it will generate a lot of distressed panic sellers.

Your also very true that regional variances in house prices will ensure that each area does not follow the E&W's average.
Local markets will react very specifically to the factors that affect that local market.

  • I turned down £100k over the market value a few years ago from a developer who wanted to buy my house and also my 3 neighbour's houses (they said no too).

Just for the record I would sell it for £100k clear profit. Like a shot.

If anyone wants a floor plan please PM me.

This board ain't for serious discussion - why do you think it's hidden away from the general public? if you ever venture into the other forums you will discover that this area is well known as the 'loonies' board and the laughing stock of MSE.

If it was one of my investment properties I would have too, but it's my home, it's where I want to carry on living.

It wasn't the houses they were interested in, it was the plot sizes (we have large gardens). Their plan was to demolish and build a retirement home complex,

Being bearish or bullish doesn't have to follow whatever will make you better off y'know.

Exactly .... I don't give a t**s whether house prices rise or fall.

In my opinion they have a long way to fall so my opinion is bearish ...... which does not mean that I am sat in a grotty bedsit as some posters on here would like to gloatingly believe .......
