Most factors contribute towards supply and demand.
e.g.: -
Availability of credit
> Level of Demand (Desire and Ability)
Amount of distressed sellers
> Supply
Rising age of population
> Supply
Deposit requirements
> Demand
Unemployment levels
> Demand
etc etc etc
Which factors do you have in mind which don't contribute to Supply or Demand?:wall:

the article in todays daily mail tells the true picture....and the daily mail even quotes recent, accurate data

I think you missed the point.
People need a place to live, they don't need to go on a lastminute.com holiday.
Therefore there is a certain gaurantee level of demand (maybe better articulated as desire) for property:wall:
