using offset mortgage to selfbuild?

hi im currently hoping to self build using equity from my home let to buy should get £90000 bit of a struggle to get self build mortgage since self build may have to be a semi detached, due to planning dept! fingers xd try get a detached, know the other guy v well, he a builder so should go smooth, however could my girlfriends house worth £89000, £50000 mortgage currently outstanding, question is could she get offset mortgage and use extra money for various expenses with build? if so how much able to get? earns £23000k does the offset money just get paid into bank account run along with offset? lenders want to make self build lot easyer, ive tried buildstore but no semi detached, oh im in scotland, for some reason hardly lenders offer self build mortgages up here.:mad: any help ideas id b most grateful cheers:)
