Been applying for mortgages with little joy except one broker who says he after searching and a few declines now has THE one and only mortgage available to me as I have CCJ's going back to 2007. He's got the mortgage in principle but wants £1500 to broker it for me. Just broker it, the lender fee is on top, another £1000.
Theres no way i can afford it either way but interested to know if when it comes to adverse credit lenders and mortgage brokers who deal with them, this sort of broker fee is usual???
Is it going to be possible for me to get a mortgage with ccj's even? this was a 80% ltv, i ideally wanted 90%. Salary is £20k, property values im looking at are 80 to 90k. Any chance?

I got a mortgage with Halifax 85% LTV and have a CCJ -satisfied from 2006. I was honest with them from the outset. Maybe worth a try if you haven't already done so?0 -
Which lenders have declined you?
How many CCJ's do you have? Amounts? Dates? Any other adverse credit?
Adverse cases can be much more work. The fees should have been disclosed at the outset. If you were not happy with them then find another broker?
Which lender have you got an agreement in principle with?I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it.
