self build morgage

hi i wonder if anyone could help me please, i am currently in the prossess of buying a plot of land in scotland which i was hoping to build a house to sell on, unfortunitly all the money i have is going into buying this plot as unluckly for me no one has a croft they wana give me for free 
heres the catch, yesterday i phoned the halifax and they said they would not give me any money until it is wind and watertight!!!! i nearly had kittens!!
i cant afford 50k to get it to that stage....
is there any moragages out there that will allow me to build a house? i think the clydesdale is 30% deposit and then theyl lend to me but thats works out as 45k which theres no way i can afford!

Try Buildstore, they have a self build mortgage which releases the money in stages, and, according to their literature, they can lend you up to 95% of the build.
They talk about it a lot on homebuilding websites, Homebuilding & Renovating rate it very highly.0 -
thanks i will try them, my old man has told me he tryed them for me on friday for me and wouldnt entertain me because i was planning on selling, supposedly they said i need a development morgage.... i will phone them on monday tho and maybe tell them i am planning on living in it and see what kind of charges i would get if i did sell it with in the first 3 years.
