Mortgage in principle - Electoral Register

Hi All,

My partner and I are first time buyers, and yesterday we applied for a mortgage in principle and were unfortunately rejected. After completing a credit check/score on the both of us it turns out my partner has registered a Low score of 717 which falls into the poor category (Just).

When we reviewed her Credit report it states that she does not appear on the electoral register, however this is not the case as the council has confirmed she is on the register and have said they can send a letter to confirm this.

My questions are:
1) Does not appearing on the electoral register significantly lower your credit score?
and..
2) How do we get her credit report to recognise that she is actually on the register? Is it possible there is a error on the system of the council ie..address the council has doesn’t exactly match what is on the credit report.

We ideally want to rectify this asap as we really want to make an offer on a house we have found! Your thoughts would be appreciated!

Thanks All

Adam

    Adam,

How did you apply for a mortgage in principal? Was it through a broker, face to face or via a website?

You might be better off talking to a human being who can assess your exact situation better than a computer!

The elecoral roll thing won't be helping. You could try appealing the decision with the lender by providing more information, or contact the credit reference agencies to get the error corrected.

    Good luck

Being on the voters roll is potentially very important, the address you provided must be identical to the one searched, if you live in a flat for example the VR may hold a diiferent format, eg, flat 1,top floor flat or flat a, could all be the same address, but only 1 will be registered.

You do not have to have adverse credit to get a low score, if you have little other credit, you cannot proove to a lender your credit worthiness, they will also start to wonder if you have another address where credit is registered if they cannot find you on the VR.

Finally as has been said many times before do not waste your money paying for credit scores they are meaningless, instead let a broker, or someone who is used to reading these reports have a copy of the report, and they will advise you.
