    Taking it on the bus isnt going to help you.

    A solicitor will result in costs to you which the firm has no obligation to pay on your behalf. The best option is to complain to the lender. If you are not satisfied with their response then you are allowed to refer it to the ombudsman.

    That seems like a very high rate, what is your LTV? When I requested a mortgage offer in October I was offered 2.38% (Variable life tracker, 1.88% above base rate, 65% LTV)
