Hi All !

I have a few questions that I'm hoping someone will be able to help me with if possible ...

A bit of back ground quickly;

On 8th August me and OH put an offer in on a house - we offered £3k under asking, it was accepted :beer:
We then had a survey done from e-serv and obviously paid ourselves, we where happy to do this as to find out any problems before we moved in - the problem is there is a few things wrong, porbably only amounting to about £500 in total but obviously we'd like to get this money off the sale if possible; the problem is i'm quite young (21) and i'm always scared to ask things so I haven't asked anyone how to go about getting this money off - I know that I wont get anywhere without speaking to someone!

So my first question is who should I be asking about this? (We have a mortgage advisor that we have paid for!) Should I go straight to the Person we are buying from? Or the Estate Agent we're buying from?

Oh and another point, we have already applied for our mortgage, have been accepted, their survey went fine and have approved the mortgage. Obviously if we where to get money off for the work that needs to be done am I too late to try and amend my mortgage?

I hope I'm not confusing you because I'm beginning to confuse myself!

Question 2; Its been 4 weeks since our offered got accepted, we paid the solicitors money on Saturday to start their searches ect - any idea how long it will be form now until the contracts will be exchanged?

    Presume that whomever performed the survey for you is on the lenders panel suvery list ? (if not the lender will want anohter survey performed by a panel member)

    What exactly has been raised on the survey for repair, are they noted as essential or non-essential repairs ?

    Assuming non-esseential, there are 1 of 3 ways you can go about this, if the property you are purchasing is through an est agent, go back to the Branch Negotiator (aka sales person) and advise what the survey has flagged up, and have them go back to the vendor with your counter offer based on the results of the survey. (by the way is the quoted £500 a guess or have you had actually had some estimates ?)

    Secondly or an alternative - if you have developed a good relationship with the vendor, discss the matter directly with them.

    Thirdlly, stick to your original agreed purchase price, and have the vendor carry out the repairs as a condition of sale/completion (arranged either through the branch neg. or directly with the vendor).

    Hope this helps give some initial guidance (until we have more details re the suveyors comments)

    Hi, first of all thanks for your help :-).

    We got our own individual survey and then the bank did their own aswell, all has been approved on the banks side of things as far as I am aware. There was about 4 RED markers on the survey we had carried out, we had a homebuyers survey done, I believe the bank had the one below this carried out so looking at the banks survey you could see no problems. The problems on ours from e-surv included a beam missing from the loft (Sorry I cant get the report up online anymore for some reason! :mad: So i cant tell you the exact wording used), There was a small amount of damp - Nothing that was too major to be honest, small bits and pieces but netherless these where red markers! We havent had any quotes for the work, OH's parents do alot of renovations though so they gave us a rough idea of how much they think it would cost.

    We havent spoke to the vendor much but the estate agents always seem really nice (although they would for their commision i suppose!) so I might try and get some estimates from builders and such like and then get intouch with them and see what can be done.

    I might not be able to get the surveyors report until tonight so may not eb able to do anything until tomorrow :(.

    Thank you for your help! Now I wont feel silly going to the estate agent thinking I should be going to somone completly different ... this FTB stuff is more complicated than I thought! :o lol.

  • I have to be honest and say that £500 worth of work is fairly minimal in the grand scheme of things and for this amount of money I probably wouldn't try to negotiate on price too much. Instead maybe try to negotiate something else out of the deal, such as white goods to be left.

    If you've had your mortgage approved and then have to adjust the price it could delay things a bit.
