Buying an Ex out of our Mortgage

Hi i'm not sure if this is in the correct section but hope someone on here can help me.

Me and my Fiancee' have recently split up and have a mortgage together. She is happy for me to buy her out as long as i give her back the original deposit that we put down.

I am in the position to be able to give her this back in cash but was wondering how or what i would need to do to make the house mine legally and also will this cause any problems with my mortgage provider?

    If it is a joint mortgage then the calculation on affordability would have been on your joint income. What you want to actually do now is get a new mortgage as a single applicant and pay off the old mortgage (unless your bank would do something else).
    Much will depend on the size of mortgage you are looking for, LTV (value may have decreased since you bought) and your income
