I've had an offer on a house accepted but I'm struggling to find a mortgage and I'm hoping someone can help
I'm looking for a joint mortgage. I have an excellent credit history, as does my partner. In terms of the wages we draw - between us we have more than enough for the amount we want to take out. The problem lies in what I do - I'm a Director of a limited company which has only been in business for 6 months. It is highly profitable and I'm drawing a good salary, but all the people who do decent rates (Nationwide, ING etc) won't touch me with a barge pole because I don't have 2 years of tax returns for the company.
Can anyone recommend some places I can try that do semi-decent rates? I'm happy to put down up to 10% deposit on the house. Is self-certify the way to go, in which case who can I try for self cert mortgages?
I've tried contacting reams of mortgage advisors, who either haven't called me back or who have recommended me mortgages with lenders who won't lend to me, and I don't know what to do now
Thanks

Are you able to post some specific numbers, ie Salary/drawings, property value, mortgage amount, other debts carrying on throughout the mortgage.
What is the business you do?
There are 2 main issues I think that will cause many lenders to decline the case.
Size of the deposit and the length of time you have been trading. The majority of self certify lenders want you to have been trading for min 12 months.
Either one of these in isolation may not usually cause a major problem however together they do.
Is there any way of increasing the deposit size by 5%?
