    On a trading book which a mortgage one is. You price your gains to exceed your losses. The major mortgage lenders only achieve a net pre-tax 1% to 1.5% across their lending books. Though once you lend in billions (LloydsHBOS mortgage book £390 billion) the profits do became significant.
