Sorry I was a bit quick in dismissing your comments the first time round, I think you are right in principle - I could pay off the car in its entirety and just have my mortgages, of which one would hopefully be covered (+ more) by renting in the near future...
47 - 25 deposit on the house - 10 = 12,000 left which is just on the boundary of 8-9 months expenses- it'd take me a while to get used to not having that cash there though!

Crunch the numbers. Too many people have invested in property in hope rather than having a long term costed business plan that takes into account. The boom years of doing nothing for an easy capital gain have passed.0 -
Well my current home is bottom of the market. If all else collapses, that's a market that will always exist!0
