Best possible option for self employed with 2 years accounts

Hi Guys,
Could someone please advise me, whats my best option if i have 2 years account being self employed.
My 2nd years account is about to be submitted along with self assessment
Property Valued and offer accepted at 120k
Deposit : 18k
looking to borrow : 102000
**to add , its a leasehold flat with 115 yrs lease**
I have been told Halifax / nationwide is my best bet keeping in mind i have cleared by credit card debts just 1 month back and had 1 overdrawn OD showing in last 12 months.
any suggestions
