I didn't see anywhere in the post where you requested this? Perhaps Martin should consider turning off the PM function.

Thanks I've made a list of local brokers and will be calling them tomorrow. I've also been approached by a broker on this site. How can I verify his identity. I checked FSA and his status was inactive? what next

    Hi Naturegirl,

Who was the broker that approached you off the site? If you let me know I will tell you how you can verify their identity. I know most of them personally, as well as if they are true whole of market and how experienced they are, so if you let me know I will drop you a PM with some further details.

It depends on what you class as accounts! I have a bundle of papers with figures on which tally up to what I've earned, spent, have left. Then a friend helps me fill the in the tax returns.

That should be sufficient - you usually just need to have certified tax returns. However, if you run into problems, it might be worth your while getting an accountant to prepare your books - if you enter everything on a spreadsheet and make sure it tallies up with the figures, then you shouldn't need to pay more than a couple of hundred to get it sorted; likely to be well worth while investing in.

If you visit a broker, make sure they know your situation, and if you have copies of your tax returns, take them with you - the broker may well be able to recommend mortgage companies that will accept your tax returns alone and give you a better rate than a self-cert.

DO NOT DEAL WITH ANY BROKER WHO APPROACHES YOU FROM THIS SITE.

You have to question why they have the time and lack of business levels to make it necessary to be touting on a chat forum for business. Any decent broker would be too busy to entertain such tactics.

FORUM MODS THIS IS ONE FOR YOU I THINK.

Would you please inform the moderators of this site about the approach from the broker ,giving his /her name.I would also recommend that you read the code of conduct for brokers. It is important that this abuse is reported to maintain the ethics of this site ,and protect the responsible brokers who post here for social reasons. There are brokers on this site who wish to help ,without conducting business ,they will not PM you.
