Help getting a mortgage

We are hoping to move within the next couple of years and as a middle ages new teacher i don't have a very good pension so we have decided to get a mortgage and then when we retire and the kids have flown the next we can sell to help our old age. The problem is we can't get a mortgage, as a student for years our credit rating is not great. No CCj's or anything, just a few late payments etc.
We have done a budget and plan to pay off some debts and reapply in 6 - 12 months.
Is there anything else we can do to improve our credit score and increase our chances of a mortgage?

    Clear all debts and build up the biggest deposit you can !
    Any chance of offering extra lessons to private students ( music, maths,english ETC)
    Pay every bill on time and get your name on the electoral role

    As you are aware house values are really messed up at the moment, there's no guarantee you will see a good return on your house in the next few years;
    Feb 2012 - onwards MF achieved
    September 2016 - Back into clearing a mortgage - Was due to be paid off in 32 years in March 2047 -
    April 2018 down to 28.00 months vs 30.04 months at normal payment.
    Predicted mortgage clearing 03/2047 - now looking at 02/2045

    Aims: 1) To pay off mortgage within 20 years - 2037

    Sorry middle aged lol Hence the rubbish pension. I have 3 children in a 3 bed house and we are rather cramped so would like to move but need to get in a better position and more grown up, financially!!! lol

    The tutoring sounds like a plan, i might look into it

    Clear down your debts and overpay on the mortgage.

    Build your equity (savings) rather than borrowing more. As otherwise you will have little to show for the mortgage payments you make by the time you reach retirement.

    I really do not see the need to be rude! I was not aware that there was a written standard for an informal forum! I happen to have a very good standard of written English, when required, but do not feel the need to justify this to the likes of you.

    Thank you to everyone else for your helpful comments, just a shame the minority feel the need to pitch in with their unwanted opinions!

    Maybe i could teach people manners, seems the world is somewhat lacking!!
