Paying off mortgage- Advice needed

Hi

My dad passed away recently and the mortgage on our home was in his name but there is only £1 left to pay off. My dad kept it like this for several years so that the bank keeps hold of the deeds.

We are now trying to get this transferred into my mums name and were told we would need to get the probate. We have obtained the probate but the bank are saying we need to go via a solicitor and also pay the £1 (which we'd rather not pay but will if theres no other option)

I have spoken to a solicitor and the quoted fee is approximately £450 to get this done.

Is there any way round this as we can't afford to pay £450?

Any advice would be greatly appreciated.

    I didn't think you needed to go to a solicitor for anything. Advisable in some cases certainly but not compulsory.

    What exactly do you/the bank need and what is the solicitor going to do for £450?

    The solicitor is there to check that all is above board and that no other party has any interest in the property.

    You might want to shop around to see how much other solicitors charge.
  • We need the Title Deeds transferred solely into my mums name and the bank in a letter to us have stated "... therefore I am writing to advise that you will need to contact a solicitor regarding this."

    The solicitor i contacted said they will arrange for this to be done and also register this with the land registry (For £450)

    Is there any way to get this done without a solicitor. If so how should we approach this and is there any other way of getting this done without paying so much.

    I have only contacted the one solicitor but i am assuming they will all charge round about the same amount.
