Found a house to rent - but panicing!

Yep, just received the form - all fairly straightforward in terms of asking for references etc, but the final question is 'have you ever been declared bankrupt, has CCJ's, etc?' which obviously I have to say yes to. I know my credit files are a mess too as I've not yet completed the process of cleaning them up. There is a 'please provide details' box so I'm going to add some info in there but don't want to waffle and make out like it's a sob story.
Really feel I need to talk to the agent now as obviously it's going to come out and I'd rather she heard it from me first. Problem is, as you've just said DON79, I find it so hard to talk about in person and I know I'll just end up snivelling down the phone. I'm thinking of contacting the estate agents and asking if I can have her direct email address so I can explain in all in an email as I know that way I'll make sure I say everything I want to - on the phone I'll just get flustered. Or should I just (wo)man up and give her a call? Thoughts...?0 -

Like I did you just have to give it a go and be honest and upfront. As long as your references and employment check out then your potential landlord may be open to a deal like mine was.
At the end of the day there are thousands of places to rent and if the landlord cannot accept you because of their narrow minded attitude then that’s their loss.

Well, I just thought I'd post an update...
I'd sent off the referencing form a few days ago, and sent a long email to the agent explaining about my bankruptcy... then sat and waited for what seemed like forever but what was, in fact, a couple of days.
Got a call this afternoon from the agent to say it was all fine - she thanked me for my email and for being so honest with her - but that I'd passed the referencing anyway so all was good and the rental house is mine as of 1st Sept. No need for guarantors, extra deposits or anything.Now quite how I 'passed' their credit check I've no idea, but I'm not about to argue!
Absolutely over the moon - a fantastic start to the weekend. :j
And for anyone going through the bankruptcy process at the moment, please take it from me that it really can give you the opportunity to wipe the slate clean and start again. I was lucky, I suppose - my bankruptcy and subsequent early discharge was remarkably straightforward - but I really thought then trying to rent somewhere new could be the point where it came back and bit me on the bum! But it hasn't, I've now got (a little) money in the bank, I'm able to put some money each month into a savings account, I've got a lovely country cottage, a stable job, no debts and a much more responsible attitude to money. Now I just need to get my credit files cleaned up then sit back and wait for my 6 years to be up. Trust me... there really is light at the end of the tunnel.0 -
