    It's also quite rare for people in london to work and live in the same borough. Almost everybody I know work elsewhere...

  • You can afford substantially more than that if you have the equivalent of six months rent in savings.

    I can't post links but I've just done a quick RM search and there are 3 OK flats in Mitcham, Sydenham, Forest Hill. Just search 2 bed properties to rent...

    You can get a two bed in Beckenham for £750ish pcm. Three stations that commute into central London.

    Then again, it's worth noting that landlords are not supposed to reject people for LHA now, and there are provisions in the Housing Act against it - if estate agents are telling you otherwise, ask your local council for advice. Are you sure that you qualify - best to check that too.

    To be honest, I think you need to accept that you either stay as you are, or move somewhere cheaper. You don't 'need' to stay in the area, you 'want' to stay in the area. Perhaps have a look at the suburbs and figure out what the options really are...

    Where do you work? I'm sure that you must commute to work and to be honest London isn't that big you can easily move a couple of boroughs across and not even notice.
    I think you should be realistic Wandsworth is expensive for and it's not worth stretching yourself just to stay close to family/friends unless they are helping with childcare so your partner can work.
    Have you tried east London on the DLR? It's pretty cheap around there and quick to get into town for work.

    How long before your OH goes back to work, maybe you just have to wait until then if your joint income is going to be high enough to pass the credit checks?

    cant you find somewhere that by passes the letting agents, like loot or gumtree for landlords directly

    east london is no good for working in wandsworth but you need to look at places like crystal palace, penge, croydon. all these places have trains and/or buses that can get you to wandsworth. the bus is the best way as its cheaper but will take longer

    this is the problem with the lack of social housing, its not just about the amount of rent its also about landlords having rules and policies that push people out of accessing rental accommodation. its not fair

    also, your income is 1500 but what about benefits on top, like ctc or wtc and child ben, are you adding everything in?

    huge lounge that you could sleep in, putting a standing divider across the room for the babies bit, or put the baby in the bedroom and have a sofa bed in the lounge

    but i agree theres no need to have a separate room at this early stage
