PS If the £20K you have in savings is the only money you have then keep at least £16K as emergency savings ( in cash ISA,s )0

I have over paid the maximum in last 2 years so 21k in Jan 2010 and 19k in 2011 so I have reduced the mortgage from 215k to 175 and plan to put 20k down again Jan 2012. We relocated from London to Sussex with main aim to reduce our mortgage liability.0
