    Well for one thing, I was paying a mortgage on £36k back then rather than £150k+ as it would be now ..... House prices have gone up silly amounts since the last spate of high interest rates.

    I think there is a big difference between people saying they would have to cut back on regular spending or cut down on savings and people not being able to pay mortgage and what some people now call basics are not when compared to keeping a roof over your head.

    Funny thing is if you go over to the debt free wannabe section you will see much evidence that many would rather default on there mortgage than get rid of sky/smoking/iphones/fast cars etc.

    So on the one hand you are saying interest rates will not go up for years yet, and on the other you are saying they will soon and this will make your prediction true that gold and silver were going to crash 100% guaranteed?

    By the way gold and silver are going to keep going up until the end of this bull run. Interest rates have nothing to do with it.
