Thank you all so much for all these comments. My brain is aching. Yes the problem is as described by several of you - title deeds and secutity, plus value of properties as separate and as joined, 2 generally seem to be of greater value than one. The hunt, via several brokers, continues......
Maybe the answer is to find a more appropriate property to "modernise".
As on commercial grounds there is no logic to what you are suggesting.
