help mortgage SPLIT

Hi I am new to all this so here I go.
my ex moved out on 28 feb 2010, we have a joint mortgage, i have a ccj setteled with one year to go, what are my options my mortgage is with northern rock, she is now hassling me to change over mortgage, we paid 91000 for my house in 2005 this year i have had central heating new kitchen and all rooms decorated and new carpets, i have just had a knock back from furness mortgages company for not having enough capital, so here the rest, i owe approx 78000 house valued last week was 91000 cuase of all the updates i have never been late with any payments only with united utilities where i gaind the ccj, because we thought we were living in a all inclusive house rent prior to buying house, then they caught up but was to late to stop procedes and i paid straight away, whats my choices??????? my credit score pretty good credit expert score 900 so can anybody help.

Contact your current lender with a view to a transfer of equity to remove your former partner from the mortgage and the deeds. Once the lender has decided you are able to afford the mortgage alone, it will refer the matter to a solicitor for the transfer of equity to be completed. Cost to you around £500 in lender and legal costs.
I hope she's not looking for money because there is so little equity you're unlikely to be able to raise extra money either from your existing lender or from remortgaging elsewhere.I am a mortgage broker.
