mortgage solution ?

hello,im new on here,
right then,my situation.
i have a mortgage on a house with my ex girlfriend.
the house has been valued at £185000, the money owed on the mortgage is £119000.
i have the money to pay her half of the equity off.
but of course to get her name off the mortgage i need a new mortgage.
now the problems.
im self employed but with a taxable income last year,(i think of only £9000.) this is due to a new business etc and costs.
in 2005 i had an iva,which was actually added to the mortgage and paid staright away,and the 5 year period was up last year.
i know no lender will touch me,but i have savings of £25000,and i have a brother ,sister and parents whove all paid off their mortgages and are willing to act as guarentors.
will there be any chance of a lender giving me the required mortgage.
may i also add,iv always paid all the mortgage and bills for 10 years.i can pay these in the future.my current mortgage payment is £768 a month,it was £880 on a fixed rate for 5 years through the iva.
i live in hope of finding a solution.

I would be tempted to ask your mum or brother to take the house and mortgage in there name.
As you would have less hassle, and hopefully get a better mortgage deal, but your mum or brother would have to have the mortgage and property in there name.I am a Mortgage Adviser.
