Regulated BTL mortgages

I want to take a BTL mortgage and initially have a family member as a tenant. Many lenders won't lend on this basis but some regulated BTL mortgages are around - who are the lenders?? I do understand the arguments about taking a residential loan instead etc.

btl's are regulated if you rent it to a relative, but i think thats about it.
Other than that i think they are unregulated.
