advise please....2 year tracker or fixed???

We are coming up to the end (october) of our tracker with Natwest, which is currently 2.99%. We are at 80% LTV and our current mortgage payment is £365.

They have offered us;

2 year tracker @ 3.09% - payment around £400 a month
2 year fixed @ 3.99% - payment around £450 a month

both have a £399 fee.

the 5 year fixed they have offered is just too expensive at the moment. We want to stay with natwest, as I am just commencing maternity leave and cant do with the hassle of going through re-valuations etc.

any advice would be appreciated!! many thaks

    You can readily get a lifetime tracker at 2.89% with no arrangement fees at all, free legals and £300 cashback, the product also allows you to fix without penalty should you want to, a no lose product, however you would not be able to guarantee whether there will be an arrangement fee for changing to the fixed product. I expect this deal to fly off the shelf and it will not be available for long, but i would suggest it is something you should consider looking at.

    Product is available via intermediary channels, any good broker will be able to point you in the right direction. It is Woolwich, but as i said i would get a broker to arrange it for you as the admin can be a bit of a mare.
