Mortgages available without min income?

Does anyone know of any buy-to-let products (or others) that are available without a minimum earned income or self certify?

I currently have two properties with a combined value of £1.5 mill - one is mortgage free and the other I rent out for £2820pcm).

I want to remortgage the one I rent out for £430 000.

My income is obviously pretty decent but none of it is taxed in UK (except rental) and therefore unrecognised.

I'm asking for less than a quarter LTV on properties in Notting Hill with a 2 year long term tenant signed that well and truly covers the monthly payments with decent amount extra.

I am currently with Standard Life and due to go on an average variable rate - I have one offer from the Mortgage Works which is seems excellent except the fees are £15k so it reduces the overall saving to under 5k for two years (compared to if I'd stayed with standard life)

My broker got this deal after appealing to a senior underwriter to reconsider - is this an option with other lenders? Is it worth asking them to consider me as a 'special case' considering the stats stack up.

I will start a contract with a UK company before the end of this year, but would be good to lock in now. I don't think they consider history either but I did manage to pay off the now unmortgaged property in three years since purchased.

Any suggestions appreciated!!! thank you in advance

***Addition - After posting this I felt slightly embarrassed as I am aware that I am in a very fortunate position compared with many, so I would just like to acknowledge this. Years ago I would have felt slightly annoyed reading a post like this, I just felt I needed to say something here as it is a money saving site. If it helps I spent years in debt and under black clouds but managed to pull myself out and move forward

Off the top of my head - The Mortgage Works whom you already have an offer from are the only ones that don't ask for proof of earned income at application stage (but reserve the right).

BTL lenders who require an income normally want 12 mths as an employee or self emp with completed books or proof of income/tax paid to HMRC i.e as in Kensington Mges criteria, Halifax want 25k income and will lend 2m across Lloyds Retail Division.

Fees with BTL will normally always be higher than a residential mge due to their commerical nature - especially if the fee is a % of the advance, when borrowing at your level is pretty substantial.

Not sure how it was considered a special case with SL - as BTL is BTL - unless you are referring to the fees they imposed.

Not currently actively involved in mge placement, so don't have access to Mortgage Brain or other sourcing softeware - so there may be other lenders who don't ask for proof of income (be it self cert or just reserve the right to ask for proof), with lower product fees, active mge advisers on here should be able to shed more light (plus of course using your own brokers contacts and current market knowledge)

    Hope this helps ...
