its crazy how cheap their 5 yr fixed is now...4.24% for an 85% LTV.

Great stuff - although they clearly are predicting that not a lot is going to happen to the mortgage market for several months (some are thinking another year of no interest change); Therefore they are offering good deals to tempt. I think it'll go even lower before plateauing, but what do I know!Feb 2012 - onwards MF achieved
September 2016 - Back into clearing a mortgage - Was due to be paid off in 32 years in March 2047 -
April 2018 down to 28.00 months vs 30.04 months at normal payment.
Predicted mortgage clearing 03/2047 - now looking at 02/2045
Aims: 1) To pay off mortgage within 20 years - 20370 -
My own thoughts exactly ^^, but as you say what do we know.
I've been eyeing up a YBS offset for about 12 months,and if it wasn't for my super low tracker I'd have jumped.

Hi all. Are the lending criteria for YBS really as strict as their calculator implies? I am on a 60% LTV but the outstanding loan is about 3.5x my basic salary (though about 2.5x basic+bonus) and it doesn't look like they will lend to me though I haven't been through a full application0

That's a good deal, but I'm betting it'll be lower in another 3-4 months if the housing Market does not pick up.
I was on their website earlier and I was surprised to find they would only lend me about 75-85k based on 30k salary no debt, no outstanding credit card payments and a good credit score. Other calculators have quoted me much higher. Forgot to mention I've got 25% deposit on the properties I'm looking at.0 -

We've just got a mortgage with YBS and they are incredibly strict.
It was not a breeze to say the least and we've got squeaky clean credit files with a strong lending history and a good wage.
But with rates as low as they are they can afford to be picky!0 -

Ring them up and they will do an affordability calculation based on your wage and debts without having to give any other personal details (if your not ready to apply yet or worried about a footprint on your credit file)0
