Getting a mortgage with defaults

Please can anybody help? I need a really good bad credit mortgage broker

You have a previous post about this.
Any decent broker would be able to try to assist you. Get copies of credit reports and let a broker look at it.

It's not smart, more obvious.
Be wary of a broker claiming to speacilaise in adverse credit. Usually it would mean specialising in higher frees. If a complicated case then it will justify a higher fee but be careful of how much.
When were the defaults and for how much? Any other credit issues such as CCJ's or missed payments?
Incomes?
How close a relative is the vendor?
Not all lenders allow a purchase at undervalue and if you require a 'Near Prime' lender then less likely to happen.

Mum is the vendor, defaults were over 2 years ago cominded income on joint application is £40k missus doesn't earn a great deal???0
