Anyone ever completed a Form 17 Land registry Assent by Personal Representative?

Hi Folks,
Bit of a long shot but I was wondering if anyone here had ever completed the mentioned form with Land Registry here in Northern Ireland. Basically we now have the probate papers for my mum in laws estate and as part of the conditions of the will my wife must transfer ownership of the property from her role as personal representative to herself as sole beneficiary. We completed probate ourselves and were hoping to complete the deeds name change to without the need of a solicitor. Is a difficult form to complete or would we be better putting this in the hands of a solicitor to make sure we don't make any errors (if we go via solicitor has anyone any idea of the cost).

PS We have paid off the house in full and are now in possession of the deeds from the building society as well as all the land certificates etc.

better going to a solicitor. Couldn't see this costing very much, maybe £100? Bit of a guess though.Norn Iron Member 3830

Have you contacted Land Registry to ask whether their staff would check the forms for you before they are submitted? Has to be worth asking.0

Been trying solicitors all day, cost seems to range from £150 + vat up to £400 + vat!!!0 -
My first port of call would be the LPS. I heard they are more than helpful. I wouldn't particularly want to pay a solicitor for 15 minutes work at £150 to £400 that’s ridiculous. Looking at the form it seems there is not requirement for a solicitor to complete.

Yeah, thats my thoughts to, but i haven't been able to get through to LPS all day. Its only note 4 I am unsure of and what exactly a 'burden' is defined as (note 9). I am presuming it would be none as we have paid off the mortgage in full now and the banks have issued us with the deeds with a note of discharge accompanying them. Don't suppose their is any solicitors on here with an insight
