Mortgages for HMO

Hi,

Does anybody have any experience on obtaining mortgages for houses of multiple occupation?
I am being made redundant next year so I am moving in to the buy to let market,I have managed to work with environmental services re the licence requirements for HMO and the building work should be completed by Feb/March (it is my existing home) but I am struggling to find a lender willing to provide a mortgage for HMO with 8 seperate bedrooms.
The rental market is strong in my area and local agents estimate an income of around £1600 per month.
Any suggestions?
