    Or you just "rent it to a Housing Association" who guarentee your income for up to two years and then deal with any "problems" that pop up and redecorate it all at the end, (before they hand it back to you)

    Whatever else you decide to do, don't do this. You will get back a shell, quite likely without even a front door.

    Having read these fourms a bit i think my friends are very ill-informed. surely it can't be that easy?

    It CAN be that easy but there is no guarantee that it will be that easy. If you don't have the appetite to risk it, sell up and move on. If you don't mind a bit of work, the reward could well be worth it.
