CCJ stopping me from getting new mortgage

I have been looking to get a new mortgage deal because i would like to get a mortgage on my own. At present i have a joint mortgage with my ex-girlfriend she is happy to be removed from the mortgage with out any payment to her. I have a CCJ which i have had for 3 years so far i have spoken to many Brokers and they say i cant get a mortgage because of the CCJ. I have plenty of equity in the property to pay off the CCJ and can afford the monthly payments. Any advice would be helpful...otherwise i will just have to stick with my current mortgage who is with Santander.

    A mainstream mortgage lender is unlikely to allow you to remortgage to clear a CCJ. Irrespective of the amount of equity you have. The CCJ is the issue. Lenders can choose who they lend to, the lower the risk the better as far as they are concerned.

    If the CCJ is 3 years old and you have plenty of equity together with proven affordability then there may well be options for you.

    My reading of the situation is that the debt hasn't yet been repaid in full.

    There are lenders who would ignore a 3 year old CCJ regardless of it being satisfied or not. All dependent on meeting criteria of course
