Of course it is. This just gives the landlord ammunication against you.Plus, if you withold 8 weeks or more rent, the landlord can start proceedings under grounds of rent arrears-Sect 8.
It appears obvious the landlord is stalling. Any appliance that is provided as part of the tenancy is your landlord's responsibilty. Dont go and buy a machine.
See what the CAB suggest.They will def give you some good advice.
I get that. But even witholding the rent for one month would get their attention pretty sharpish and would probably get the repair done.0 -

Nope, I think it would likely get them evicted. If the landlord is determined not to cough up, there's nothing the OP can do about it. I have noticed a number of references above that a landlord must replace a broken washing machine if it is included in the condition/inventory report. Can someone point me to the statute please? I have already checked Section 11 of the Landlord and Tenant Act 1985 (Repairing Obligations) and that doesn't seem to apply. I have also checked a normal tenancy agreement used by a large national and international estate agent. It makes no reference to replacing inventoried items under landlord's obligations. Shelter also very cleverly avoids mentioning items such as washing machines (non essential item, I guess) unless I overlooked it. Please advise on this.FREEDOM IS NOT FREE0
