Remortgage Advice

Hi guys, apologies for the lack of updates recently however ive recently realised that my current mortgage deal comes to an end on 30th sept so thought i should act now!
My mortgage is up for renewal on 30th Sept 2011. I currently have an Alliance and Leicester mortgage however this will have to switch to a Santander mortgage if am to renew my deal.
Currently im on a fix of 4.24% which ends on 30th sept, followed by "tracker for life" of BOE + 3.74%.
My house is worth around 100k and I owe £88186.
Ive been offered the following rates to say with Santander:
1yr fix - 4.49% - £100 fee
2yr fix - 4.69% - £899 fee
2yr fix - 4.99% - £100 fee
4yr fix - 5.99% - £100 fee
or 2yr tracker BOE + 3.49% - £399 followed by SVR of 4.24%.
I can only assume my LTV is around 10%, possibly 15% if im lucky. I was wondering what your thoughts are on the rates ive been offered and what the best thing i should do is?
Are there any rates that would better this for someone with 10% LTV or thereabouts? Im keen to get the best deal in order to maximise the effect of overpayments I can make and so am currently on comparison websites trying to find a decent deal!
